You are required to complete all five tasks of the following assignment. The fifth task will
mostly be addressed as you work through the first four, though additional points, not stated
within the first four tasks, can always be listed under a ‘Task 5' sub-heading.
Electronic Copy Submission
Submissions should be made electronically. You need to copy and paste your Excel
estimate into your report. Do not paste the whole spreadsheet into a single page of your
submission because it will be too difficult to read, instead, split it into suitable portions. You
also need to paste your AutoCAD drawing into the report, which will have to be on a single
page.
You need to upload this as a single PDF file (not as a set of individual documents/images)
to the Turnitin link - Submission Point 1 – ALL TASKS.
You also need to upload your AutoCAD .DWG file from Task 1(c) to the BB Ultra link -
Submission Point 2 - Task 1(c) DRAWING ONLY.
Your grade and feedback - see Blackboard for the master feedback sheet - will be uploaded
to Submission Point 2.
Assignment Weighting
This assignment (ICA1) is out of 100.
ICA1 constitutes 70% of the overall module mark.
To pass the module you must achieve at least 40% overall from your two ICA results.
Word Limit
For all questions, where a word count is specified, you need to be within ±10% of the figure
stated.

From the photographs of the single-storey building (for plan view, see Figure 1) in
the Appendix, write a building condition report in three parts detailing:
(i)
the main structural defects and other problems. This part should also
include details of any serious risks and dangerous conditions.

vary from a partial rebuild to a complete demolition and rebuild.

Your report (1500 words for Task 1a) should include reasoning as to why the
remediation is necessary, not solely stating the works to be carried out.
Calculate an estimate of your proposal.
You only need to use the Excel ‘Estimate' template provided to complete this. It lists
the items and materials together with their all-in rates. If any materials are missing in
order to be able to complete an estimate of your proposals, then research your own
and provide evidence from where they were obtained, eg a weblink. For the sake of
simplicity, if a materials-only rate has been found, then make the labour rate the
same figure.
You need to justify how you arrived at your quantities for all items, either by inserting
additional lines at those entries or typed at the bottom of the document. You should
also add other comments and justifications to the document as you see fit.
As well as each item, there should a cost for each of the Facilitating, Substructure
and Superstructure works as well as the Total cost.

Create a scale drawing, using drafting software such as AutoCAD, of the existing
external east-facing elevation, as seen in photo 34. You must include all necessary
dimensions and labels, eg roughcast rendered wall.

Before commencing any excavation works, as part of a risk assessment, precautions
need to be taken against certain hazards. List two hazards and explain briefly how
you would control the risks.

The single-storey building is about fifty years old and its original purpose was as a garage
to service and maintain the excavating plant that was used to build houses in the local area.
The property and all outbuildings, including this one, are freehold.
Other Information
The plan view of the property and surrounds is shown in Figure 1.

The water table is two metres below ground level and there is no likelihood of flooding
because there is a small lake adjacent to the property that serves as a collection point for
all rainwater in its catchment area. A large, newly-built drain ensures that water in the lake
can only reach a predetermined maximum level. At this level, water exits via the drain and
flows through a series of pipes, discharging into the local river approximately half a mile
away.
The subsoil is a firm, sandy clay throughout. There are no trees close enough to influence
foundation design.
The 1800mm high close-board boundary fence running almost parallel to the west-facing
wall is owned by the neighbours.
The overall dimensions of the building are 11.8 metres by 4.8 metres. For the purpose of
your report and cost estimate, these can be used as both the internal and external
dimensions. Additional dimensions are shown on photographs 10 and 29 in the Appendix.
Where dimensions are not given, you should scale these off from the photographs
provided, making as reasonable an estimate as you can.
There is no asbestos to remove, nor any material contaminated by it.
All windows, in both east and west walls, are 1800 mm wide by 1080 mm high.
